My home inspection fees are based on the square footage and the year the home was built - the larger and the older a home, the higher the fee.

Some inspection companies base fees on the percentage of the asking price of a home, and therefore first time home buyers, buying low priced starter homes, are often able to secure low priced home inspections.

The flaw in this thinking is that the lower the price of the home, the higher the probability is that it is going to have problems that may require costly repairs - repairs that this first time homeowner may not be able to afford.

Generally speaking, the lower the price of the home, the greater the need for a detailed home inspection and home inspection report - something you likely will not receive for a low fee.

Home Inspections are not a commodity. Home Inspections are a professional service. There can be a considerable range in the quality and detail, and therefore the value, of a home inspection and the home inspection report.

Old adages generally ring true - you get what you pay for & let the buyer beware!  And of course, if you are not a first time homeowner, and you paid for an inferior home inspection during a previous home purchase - don't let history repeat itself.

My prices are very competitive with newer homes, often higher for older homes, but I always provide a high value for the fees I charge.
